How pests run in Surprise
Surprise pest work is edge work. Desert Oasis sits on the northwest corner where the city simply stops and open desert begins, Surprise Farms runs toward the White Tank Mountains, and the newer fringes of Asante keep pushing outward. Homes on those seams inherit the bark scorpions and pack rats that were living there before the framing went up. Pack rats are the West Valley signature: stick middens under sheds, chewed wiring in engine bays and irrigation boxes. Roof rats follow citrus-legacy neighborhoods, which Surprise mostly lacks, so they are rarely the answer here. Worth knowing before you pay for the wrong treatment.
The housing is young. Outside the small 1938 Original Town Site there is little pre-1990 stock at all. That means few old-slab termite surprises, but the first big wave, Sun City Grand and its neighbors from 1996 to 2005, is now decades past its pre-construction soil treatment, and those barriers wear out. The golf and park communities, Sun City Grand's four courses, Marley Park's eighteen parks, keep turf irrigated year-round, which is fire ant habitat.

Why does my brand-new house have scorpions?
Because the neighborhood is newer than the scorpions. Tracts on the west and northwest edges were built into occupied desert, and construction stirs bark scorpions without removing them. Sealing plus treatment aimed at scorpions brings numbers down; on the edge streets, staying on a schedule is what holds them there.
What chewed the wiring in my car?
In Surprise, usually a pack rat sheltering in the engine bay overnight. They come off the desert and the washes, build stick nests nearby, and go straight for wiring insulation. Fixing it for good means trapping around the parking area and clearing the nests, not just repairing the wires.
My home was pre-treated for termites when it was built. Am I covered?
Not indefinitely. Pre-construction soil treatments wear out over years, and the city's first big wave of homes is now 20 to 30 years old. Mud tubes on the stem wall mean the barrier is done its job and gone; an inspection settles it either way.
